Deposit Refund and Cancellations
To receive a full refund of your deposit, inspections must be canceled or rescheduled at least 12 hours prior to your scheduled appointment time. You may cancel using the cancellation link provided in your confirmation or reminder email, or by calling our office during business hours.
Same-day appointments are not eligible for deposit refunds. One courtesy reschedule may be granted at Air Test Techs’ sole discretion.
Purpose of Inspection
The purpose of the inspection is to assess and identify the presence, extent, and potential causes of microbial exposure or contamination in the building.
Scope of Inspection
Comprehensive visual assessment of the building envelope for microbial growth and any contributing factors (e.g., water intrusion, ventilation, structural damage).
Non-invasive sampling, which may include:
• Air samples (one outdoor base/control sample)
• Swab, bulk, carpet, or tape lift samples
Inspection is limited to readily accessible areas considered safe for inspection procedures. The inspector will not move furniture, appliances, or remove floor or wall coverings.
Limitations of Inspection
The inspector is a State-licensed Mold Assessor and not a Certified Industrial Hygienist.
The inspection is not exhaustive or all-inclusive, and no guarantee or warranty is offered due to the nature of the service provided.
Environmental variables (e.g., weather, ventilation, structural damage) may cause conditions and assessment results to change from day to day.
Sampling Limitations
Samples represent only the areas tested. Lab analysis identifies microbial types and concentrations from those samples.
Additional samples may be taken as recommended by the inspector for an added charge with prior client consent.
Payment Requirement
Invoice will be provided after completion of inspection.
All fees must be paid in full prior to submitting samples for laboratory microbiology analysis.
Turnaround time and laboratory processing begin only upon receipt of full payment.
Report of Findings
A written report will be provided after receipt of laboratory results, which will include:
Microbiology laboratory analysis and interpretations
Inspection findings and visual assessment
Recommended remediation protocol and procedures.
Notice of Claims
Claims must be submitted in writing within 10 business days of inspection completion.
The inspector must be given a reasonable opportunity to inspect and respond prior to any corrective actions.
Arbitration Agreement
By accepting mold inspection services from Air Test Techs, the Client (property owner, landlord, property manager, or renter) agrees that any dispute, claim, or controversy arising from or related to the inspection, report, or services provided shall be resolved exclusively through binding arbitration.
Arbitration will be conducted under the rules of the American Arbitration Association (AAA) or another mutually agreed-upon body, and governed by Florida law.
A single neutral arbitrator with experience in inspection or environmental services will be selected by mutual agreement. If no agreement is reached, selection will follow AAA procedures.
Claims must be filed within one (1) year of the inspection date.
Each party is responsible for their own legal fees. Arbitrator and administrative costs will be split unless otherwise determined.
Additional Terms and Disclaimers
Air Test Techs operates independently and is not affiliated with any mold remediation company or industry-related entity.
Inspection services provided for renters or tenants are for informational purposes only. The inspector is not liable for mold issues, damages, health concerns, or disputes with landlords or others. All actions and risks based on the findings are the renter’s responsibility.
No statements made by Air Test Techs should be construed as medical diagnosis or advice. Proper medical attention should be sought in the event of mold-related symptoms.
The client is responsible for the use of reports and any actions taken based on its contents.
Air Test Techs disclaims all liability for decisions or actions taken based on the report.
If Air Test Techs or any of its agents or employees is called to testify in a legal matter, compensation is $150/hour portal to portal. A written agreement must be executed, and payment is due at least two weeks before testimony.
Standard of Care
This mold inspection will be conducted in accordance with the standard of care expected of competent professionals operating in the same field, locality, and under similar conditions. The assessment reflects the level and quality of service ordinarily provided by qualified practitioners of good standing, based on accepted Florida SOP rather than individual opinions. Findings and recommendations are based on actions that a reasonably competent inspector would take under comparable circumstances.

By submitting your deposit and booking an inspection, you acknowledge that you have read, understood, and agree to the terms, scope, limitations, and payment requirements outlined in this agreement.
